Cockroaches & Spiders
German and Australian cockroaches in kitchens, bathrooms, and wall cavities — gel bait and residual spray to all harbourage points. Redbacks, white-tails, and funnel webs treated across all internal corners, eaves, and outdoor areas.
Where: All rooms, wardrobes, skirting boards, under appliances, eaves, window frames, and outdoor entertaining areas.
Ants, Rodents & Silverfish
Perimeter ant barriers externally with internal baiting for active trails. Roof void and subfloor inspected for rodent evidence — bait stations installed if needed. Wardrobes and storage areas treated for silverfish and pantry moths.
Where: External perimeter, roof void, subfloor, wardrobes, linen closets, and kitchen storage areas. Ongoing rodent issue? See our rodent and possum control service.
Fleas (Add-On)
If you kept an indoor mammal at the property, NSW law permits your landlord to require professional fumigation as a condition of pet consent — even if there is no active infestation. We combine flea treatment with your general pest service in a single visit.
Where: All carpeted areas, skirting boards, upholstered furniture contact zones, and pet sleeping areas.

Understanding your obligations under the Residential Tenancies Act 2010 (NSW)
Under the Residential Tenancies Act 2010 (NSW), tenants must return the property in the same condition recorded in the entry condition report, allowing for fair wear and tear. If the property was pest-free at move-in, it should be pest-free at move-out.
NSW Fair Trading states that tenants are generally responsible for pest issues that arise during the tenancy if caused by the tenant’s activities or lack of cleanliness — for example, rubbish accumulation attracting cockroaches, ants, or rodents.
Under the NSW Residential Tenancies Regulation, landlords may include professional fumigation as a condition of consenting to an indoor mammal pet — even if no infestation is present. This condition must be set out in the landlord’s written pet consent response.
A professional pest control certificate is the standard evidence used to resolve end-of-lease disputes at NCAT (NSW Civil and Administrative Tribunal). It demonstrates the property was treated, with details of what was applied, where, and by whom.

Frequently Asked Questions
Is end of lease pest control legally required in NSW?
Not always automatically — but it depends on your specific situation. Under the Residential Tenancies Act 2010 (NSW), tenants must return the property in the same condition as recorded in the entry condition report (fair wear and tear excepted). If the property was professionally treated at the start of your tenancy and this is documented in the condition report, you’ll generally need to show equivalent treatment at the end. If pests developed during the tenancy due to your activities, you’re responsible for remediation. When in doubt, a professional treatment and certificate costs far less than a bond dispute at NCAT. Do I need flea treatment if I had pets at the property?
It depends on what your lease says. Under the NSW Residential Tenancies Regulation, landlords can require professional fumigation as a condition of consenting to an indoor mammal pet — even if no flea infestation is present. This condition must be set out in the landlord’s written consent to the pet. Check your pet consent correspondence: if fumigation or flea treatment was listed as a condition, you’re required to have it done regardless of whether you can see fleas. If it wasn’t listed but there is an active infestation, you’re still responsible for remediation.
How long does an end of lease pest treatment take?
Typically 45–90 minutes depending on the property size. A 2-bedroom apartment takes around 45 minutes; a 4-bedroom house with a large yard may take up to 90 minutes. We confirm the approximate duration when you book.
When can we re-enter after the treatment?
We recommend waiting 1–2 hours before re-entering while the spray dries. The treatment is low-odour and safe for people and pets once dry. We’ll confirm the re-entry time on the day.
What if my property manager asks for a re-treatment?
We offer a re-treatment guarantee — if your agent or property manager identifies a pest issue within the warranty period following our treatment, we return and re-treat at no additional cost. Just contact us with your agent’s feedback.
